Commercial Real Estate Investment Analyst/Appraiser
(Level 1)
DESCRIPTION
Assist in valuation of complex commercial real estate properties for lenders, attorneys, and investors. Help draft commercial real estate appraisal reports working under the direction of an MAI designated appraiser. Participate in data gathering, market analysis, and write-up of analysis. Sample assignments include assistance with valuation of shopping centers, regional malls, office buildings, medical buildings, healthcare facilities, residential treatment centers, industrial buildings, residential subdivisions, planned communities, apartments, and hotels.
This is a full-time position that opens the door to a career in real estate appraisal or as a stepping stone to future career goals built on financial, analytical, and communication skills.

ESSENTIAL FUNCTIONS

Assist in verification of rent and sale comparables

Analyze property positioning relative to demand and supply factors
-
Create residual demand and supply models
-
Create pro forma cash flow analysis
-
Analyze credit risk of income stream
-
Review commercial property rent rolls and leases
-
Assist with drafting narrative reports
MINIMUM QUALIFICATIONS

Bachelor's degree (preferred economics, finance, business, accounting, mathematics)
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES

Proficient writing skills (concise, correct grammar)

Microsoft Word and Excel (formula creation, linked cells, graphing)

Exceptional problem solving skills

Ability to create simple models to represent complex concepts

Ability to generate cash flow analyses and net present value calculations
-
Ability to organize and group data
-
Working knowledge of capital and money markets (risk/return relationship)

Good foundation in microeconomics (supply/demand) and macroeconomics (inflation, GDP, market cycles, trend analysis)
-
Ability to manage and meet deadlines
-
Self-discipline/self-starter
STARTING SALARY
Base pay (dependent on experience) + overtime
Position has historically had above-average annual wage growth with knowledge of industry.
Prior associates have become licensed real estate appraisers, started their own business, or returned to school for masters or doctorate degrees. Two-year commitment preferred.
